Rental Agreement and Rules for Quinta Escondida

CHECK-IN and CHECK-OUT TIME
You are welcome to arrive any time from 2pm. Check-out must be by noon, 12pm.

NO SMOKING PERMITTED ANYWHERE INSIDE THE HOUSE

NO PETS

DAMAGE DEPOSIT
A damage deposit of US$150 is required on arrival, to be returned on departure, always provided that the following provisions are met:
a) No damage has been done to the apartment or B&B Room or its contents, beyond normal wear and tear.
b) All debris, rubbish and discards have been placed in the relevant bin liners and deposited by the property exit.
c) All keys are left on the kitchen table and apartment is left unlocked.
d) All charges accrued during your stay have been paid.
e) No bed linen is lost or damaged.
f) No books or informational materials are missing from the property.

LOST KEYS
Security is paramount, so lost keys to the property may result in needing to change entire entrance gate locks. This cost must be borne by the customer. Lost apartment keys will incur a replacement charge.

NOISE
No loud noise after midnight please. If you want to party, you can do so in the outdoor areas provided.

POOL AND GARDEN (QUINTA)
The property covers 4500 sq m (14,763 sq feet) and guests are entitled to use all outdoor areas, including the pool and BBQ area, as long as the following conditions are respected:
a) No fruit or flowers whatsoever must be removed without permission.
b) No food or drink in the pool area.
c) All cutlery and other items used for outdoor cooking must be brought back into the house after use.
d) No food or clothing must be left outside overnight due to animal hazard.
e) Guests are responsible for their own safety and that of their children in and around the pool at all times.
f) The owner of the Quinta Escondida accepts no responsibility whatsoever for personal loss or injury on her property. Please ensure you have adequate health and travel insurance.

PAYMENT
An advance payment of 50% of the rental rate is required to confirm your booking. The advance payment will be applied towards the total rent due on the day of arrival, to be paid in cash, in Chilean Pesos or US Dollars.
Please note, the advance payment does not form part of the damage deposit.

CANCELLATIONS
A sixty-day (60) notice is required for cancellation.
Cancellations made more than 60 days prior to the agreed arrival date will incur no penalty.
Cancellations or changes that result in a shortened stay, made within 60 days of arrival, forfeit the full advance payment.
Cancellation or early departure does not warrant any refund of rent paid.

MONTHLY RESERVATION CANCELLATIONS
Monthly renters must cancel 90 days prior to the agreed arrival date; failure to do so incurs forfeiture of the full advance payment. Monthly renters who make a change that results in a shortened stay must request those changes at least 90 days prior to arrival.

MAXIMUM OCCUPANCY
The maximum number of guests for the apartment is limited to three people. An additional person can be accommodated by special request and may incur an additional charge.
The B&B Room can sleep a maximum of 3 people. (1 double bed and 1 single).

MINIMUM STAY
A minimum stay of two (2) nights is required.

MINIMUM AGE
Guests must be a minimum of 6 years old.

INCLUDED SERVICES
Bed-linen is provided, but not towels, except for B&B guests.
Bed linen will be washed once a week, free of charge, for monthly renters.
Please note: blood or other difficult stains will require industrial cleaning & the fee is CP$10,000.

LAUNDRY AND CLEANING SERVICES
Machine washes are available at CP$7000 per load. Please do not wash clothes in the bathroom, because it wastes water.
The apartment or B&B Room will be cleaned once a week for monthly renters, if requested (CP$10,000 fee).
A one-off cleaning fee of $10,000 Chilean Pesos will be required on the departure date for all guests.

MAID SERVICE
There is no maid service.

THERE IS NO TV ON THE PROPERTY.

RATE CHANGES
Rates subject to change without notice.

WRITTEN EXCEPTIONS
Any exceptions to the above mentioned policies must be agreed in advance in writing.

DISABLED ACCESS
Please note: the apartment is on the first floor of the main house and does not have disabled access or an elevator.
